In finding your ideal property in Malta or Gozo?

First, we examine your needs. Then with balanced advice we help you choose the right location for your requirements and target the property you are looking for?

1. Initial consultation

We get a thorough understanding of your requirements at a preliminary meeting, either on the phone or in person (if you are in Malta or Gozo) or indeed you can send us an email. We discuss the type of property you are looking for, its condition, facilities, space, proximity to local amenities and schools, and investment value.

2. Property search

Once you have decided on an area, we review all the properties we have currently available and also those which we know are coming to the market soon. We then draw up an initial list of suitable properties that match your needs, and then compile a short list.

3. Short list property updates

Before you arrive in Malta or Gozo we will have compiled a short list of properties for you to see. Once we have done this we will send you details via email. This we feel is a good way of maximising your time once you arrive. Our aim is to give you the facts as we find them good bad or indifferent we will always let you know.

4. Arriving in Malta or Gozo

The next step is for you to come and see us in Malta or Gozo. We can help you arrange car hire, transfers and places for you to stay. Our philosophy is often try to stay in the area that you are keen on but again this is your choice.

5. Viewings

Normally the next day or at your convenience, we will meet for a coffee and talk you through our short-listed properties that we are going to view. Equally if we have something new that have just come onto our books we will show you details of this when we meet. We always carry our laptops which will give us instant access onto our website where ever we are. Then we will jump in the car and take you to the properties we have selected. This need only take a day or so of your time, and often takes less than that. Indeed for many buyers, particularly those from overseas, this is the sole amount of time that you need to spend on your property search. We will take care of everything else. If by some chance we do not find your dream home we will continue to search for you, remember we do not stop searching until we find the right property for you.

6. Property selection and negotiation

Once you have decided on the property you like, we will conduct all the negotiations with the seller in order to ensure that we secure the property for you, we will of course make sure that all the bases are covered so that you have nothing to worry about before you go home.

7. Ensuring completion (For Buyers)

Once an offer has been accepted, we liaise with the seller, notaries, surveyors, mortgage lenders and others in order to usher the process through to completion as efficiently as possible.

And finally, we are happy to suggest a range of professional advisors, notaries, architects, builders, decorators and interior designers for any work that you may wish to carry out on your new property.
